How much does it cost to rent in Roskilde? Rents in 2026
Updated October 2026. A rental home in Roskilde Municipality typically costs DKK 14,400 a month. That is the median rent for the 76 homes listed on Bolighub on 25 October 2026. Roskilde town and Viby Sjælland are two very different markets, so the overall figure doesn’t tell the whole story. A flat in Roskilde town typically costs DKK 13,350 for 85 m².
Below are the figures by type of home, number of rooms and area. After that, we go through what to budget for when moving in, the mistakes people often make, and how tenants and landlords can use the figures.
Rents in Roskilde right now
The figures are advertised monthly rents in Roskilde Municipality. Heating, water and electricity often come on top. The typical range is the 10th–90th percentile. This means the cheapest 10 percent and the most expensive 10 percent of listings are left out, so a few unusual homes don’t skew the picture.
| Type of home | Median rent | Typical range | Median size | Price per m² | Listings |
|---|---|---|---|---|---|
| All rental homes | DKK 14,400 | DKK 13,200–15,375 | 99 m² | DKK 149 | 76 |
| Terraced houses | DKK 14,400 | DKK 13,600–15,150 | 102 m² | DKK 146 | 60 |
| Flats | DKK 13,997 | DKK 8,622–16,950 | 86 m² | DKK 166 | 16 |
Two things are worth noticing:
- Terraced houses make up most of the market. 60 of the 76 listings are terraced houses (rækkehuse), and almost all of them are in Viby Sjælland. That is unusual. In most larger towns and cities, flats are in the majority.
- Flats vary widely. At DKK 8,622 to 16,950, the range for flats is much wider than for terraced houses. The narrow range for terraced houses suggests that many of the houses are similar, for example because they are in the same development.

Rent by number of rooms
| Rooms | Median rent | Median size | Price per m² | Listings |
|---|---|---|---|---|
| 1 room | Too little data | – | – | 2 |
| 2 rooms | Too little data | – | – | 2 |
| 3 rooms | DKK 13,700 | 81 m² | DKK 168 | 16 |
| 4 rooms | DKK 14,850 | 99 m² | DKK 149 | 30 |
| 5+ rooms | DKK 14,200 | 104 m² | DKK 133 | 26 |
The figures cover both flats and terraced houses. In Denmark, the number of rooms includes the living room, so a three-room home usually has a living room and two bedrooms. If you look only at three-room flats, the median is DKK 13,997 for 85 m² (six listings).
There were only four small homes with one or two rooms for rent on the day of the count, which is too few to give a reliable figure. If you are single or a student, you should therefore expect a smaller choice and be ready to act quickly when something comes up.
The lower median for five-room homes than for four-room homes is mainly because many of the large terraced houses in Viby Sjælland have roughly the same rent. The figure doesn’t mean that an extra room usually makes a home cheaper.
Roskilde town or Viby Sjælland?
| Area | Median rent | Median size | Price per m² | Listings |
|---|---|---|---|---|
| Roskilde (town) | DKK 13,900 | 86 m² | DKK 167 | 15 |
| Viby Sjælland | DKK 14,400 | 99 m² | DKK 147 | 61 |
Roskilde town (postcode 4000) is almost all flats: 14 of the 15 listings. Here the median for a flat is DKK 13,350 for 85 m². That is the right comparison if you want to live close to the station, the town centre or Roskilde University.
Viby Sjælland is in the southern part of the municipality and accounted for 61 of the 76 listings on the day of the count. Here you get more space for your money. The price per square metre is about DKK 20 lower than in Roskilde town, and most homes are terraced houses with their own entrance.
There weren’t enough listings from other parts of the municipality, such as Jyllinge, Gundsømagle or Svogerslev, for us to show figures for them.
Roskilde compared with neighbouring municipalities
It makes sense to look at neighbouring municipalities if you commute towards Copenhagen and are flexible about where you live. The figures come from the same Bolighub count on 25 October 2026.
| Municipality | Median rent | Median size | Price per m² | Listings |
|---|---|---|---|---|
| Copenhagen | DKK 15,698 | 73 m² | DKK 230 | 1,328 |
| Køge | DKK 14,450 | 84 m² | DKK 171 | 52 |
| Roskilde | DKK 14,400 | 99 m² | DKK 149 | 76 |
| Høje-Taastrup | DKK 13,000 | 83 m² | DKK 156 | 239 |
| All of Denmark | DKK 9,400 | 83 m² | DKK 115 | 8,466 |
So the monthly rent in Roskilde is close to Køge and not far from Copenhagen. The price per square metre is what makes the difference. An 85 m² flat at Copenhagen’s median of DKK 230 per m² would cost about DKK 19,550. At Roskilde town’s level of DKK 168 per m², it would be about DKK 14,280. What determines the price of a rental home in Roskilde?
Location and type of home. Flats in Roskilde town cost more per square metre than terraced houses in Viby Sjælland. If space matters most to you, you often get more for your money in a terraced house.
Year of construction. In properties first taken into use after 31 December 1991, the rent can, as a rule, be freely agreed (lejeloven § 54, the Danish Rent Act, in Danish). This applies to much of the newer housing. In older properties, other rules govern how high the rent may be. Here Huslejenævnet (the local rent tribunal) can review the rent in many cases.
Utilities. Always check whether aconto payments (on-account instalments) for heating and water are included in the advertised rent. Two homes with the same rent can differ by several hundred kroner in total monthly costs once utilities are added.
Pets and flexibility. Among the terraced houses whose listing gives information about pets, pets are allowed in all of them. That applied to only 7 of the 16 flats. So if you have a dog or a cat, it may decide which type of home you should look for. Read more about pets in a Danish rental.
What does moving in cost?
A landlord can require up to 3 months’ rent as depositum (deposit). In addition, the landlord can require up to 3 months’ forudbetalt leje (prepaid rent), but no more than the rent for the notice period (lejeloven § 59, in Danish). If the landlord asks for the maximum, the sums look like this:
| Example | Monthly rent | Depositum (3 months) | Prepaid rent (3 months) | First month’s rent | Total on moving in |
|---|---|---|---|---|---|
| Three-room flat, 85 m² | DKK 13,997 | DKK 41,991 | DKK 41,991 | DKK 13,997 | DKK 97,979 |
| Terraced house, 102 m² | DKK 14,400 | DKK 43,200 | DKK 43,200 | DKK 14,400 | DKK 100,800 |
Many landlords ask for less, but you should have an amount of that size ready before you apply for a home in Roskilde. On top of that come removal costs, any utility deposits and contents insurance.
Rule of thumb for your budget: If rent plus utilities takes up more than about a third of your income after tax, your budget quickly gets tight. This is not a legal rule, just a guideline. Also check whether you can get boligstøtte (housing benefit).
Cheaper alternatives in Roskilde
- Almene boliger (non-profit social housing). Roskilde Municipality doesn’t have one shared waiting list. You sign up with the individual housing associations, and the waiting time can be long. If you move into an almen bolig, according to Roskilde Kommune’s page on finding a home (in Danish), you can apply for a loan to cover the beboerindskud (the tenant’s moving-in deposit). See our guide to the almen bolig waiting list.
- Ungdomsboliger and kollegier (youth housing and halls of residence). If you study at Roskilde University or another educational institution in the town, ungdomsboliger and kollegier have their own waiting lists. Sign up as early as possible, and at the same time search the private market under student housing and rooms.
- Shared housing. A three-room flat at around DKK 14,000 shared between two works out at about DKK 7,000 each, before utilities. Make sure both of you are on the lease, or that the sublet is agreed in writing. Read about finding a flatmate and setting rules.
Checklist: before you say yes to a rental home in Roskilde
- Compare the rent with the figures above for the same type of home, area and size. Work out the price per m².
- Ask whether heating, water and electricity are included, and what the aconto amounts are.
- Check the energy label, especially in older flats in the town centre.
- Find out when the property was first taken into use, and whether the rent has been agreed as fri leje (freely agreed rent).
- Check whether the tenancy is time-limited.
- Work out the total moving-in cost, and have the money ready.
- View the home and check the landlord before you pay anything.
- Check the travel time to work or study. Viby Sjælland is further from Roskilde centre than the town’s own neighbourhoods.
Common mistakes
- Using the municipality’s overall median as a benchmark for a flat in town. The figure for the whole municipality is dominated by the terraced houses in Viby Sjælland. Compare with the figure for flats in Roskilde town.
- Forgetting utilities. A cheap rent without heating can end up more expensive than a slightly higher rent with heating included.
- Paying a deposit before you have seen the home and received a contract. This is the classic scam trap. Read our advice on searching for a rental safely.
- Waiting too long for small homes. With so few one- and two-room homes on offer, the good ones go quickly. A search agent notifies you as soon as a new home matches your criteria.
Advice for tenants
- Use the figures in negotiations. If a flat in Roskilde town is well above DKK 168 per m², it is reasonable to ask what makes it more expensive, such as a balcony, a new kitchen or included utilities.
- Be open to both parts of the municipality. If you can do without walking distance to the centre, Viby Sjælland can give you more space for your money.
- If you doubt whether the rent is legal, especially in an older property, you can contact a tenants’ association (lejerforening) or have the case assessed by Huslejenævnet. Deadlines apply, so don’t wait too long.
Advice for landlords
- Set the price based on the right comparisons. A flat in Roskilde town should be compared with other flats in the town, not with the municipality’s overall median. With many terraced houses for rent in Viby Sjælland, competition for families who need space is strong.
- Check whether you may agree fri leje. As a rule, freely agreed rent requires the property to have been taken into use after 31 December 1991, or that one of the Rent Act’s other exceptions applies. In older properties, a rent that is too high can be reduced. Read about fair rent, and use Bolighub’s rental calculator as a guide.
- State clearly in the listing what is included in the rent, whether pets are allowed, and whether the home can be shared. This saves you from enquiries that don’t match. Get more tips on making a great listing.
- If you are unsure about the rules, especially in older properties or when letting several units, you should get advice before setting the rent.
About the figures
