How much does it cost to rent in Aarhus? Rents in 2026
Updated October 2026. A rental apartment in Aarhus typically costs DKK 10,245 a month. That is the median asking rent of the apartments listed on Bolighub on 13 October 2026, based on 375 active public listings. 80 percent of apartments cost between DKK 7,120 and DKK 13,780.
Aarhus is much cheaper than Copenhagen but more expensive than Odense and Aalborg. Whether you are coming for a job or to study at Aarhus University, the rent mostly depends on how many rooms you need and whether you want to live in the city centre, Aarhus C, or further out.

Rent by number of rooms
In Danish listings the living room counts as a room, so a 2-room apartment usually has one bedroom.
| Rooms | Median rent | Typical range | Median size | Listings |
|---|---|---|---|---|
| 1 room | DKK 7,150 | DKK 5,530–8,535 | 37 m² | 57 |
| 2 rooms | DKK 9,995 | DKK 8,015–10,995 | 58 m² | 183 |
| 3 rooms | DKK 11,845 | DKK 9,765–14,339 | 80 m² | 100 |
| 4 rooms | DKK 13,750 | DKK 10,965–18,295 | 96 m² | 30 |
2-room apartments are the most common type on the market, and their price range is narrow. That makes it easy to spot whether a 2-room apartment at DKK 12,000 is expensive for the market. For comparison, a 2-room apartment in Copenhagen typically costs DKK 14,850; see our guide to renting in Copenhagen.
Rent by area
| Area | Median rent | Median size | Rent per m² | Listings |
|---|---|---|---|---|
| Aarhus C | DKK 10,595 | 59 m² | DKK 179 | 134 |
| Risskov | DKK 9,995 | 66 m² | DKK 152 | 127 |
| Aarhus N | DKK 8,900 | 56 m² | DKK 169 | 63 |
| Brabrand | DKK 8,300 | 76 m² | DKK 115 | 15 |
Aarhus C covers the city centre, Frederiksbjerg and the harbour and is the most expensive area per square metre. A 2-room apartment in Aarhus C typically costs DKK 10,445 and a 3-room apartment DKK 13,495. See apartments in Aarhus C.
Aarhus N is close to the university and the hospital and popular with students. Homes are small, but rents are lower than in the centre.
Risskov, north of the centre, has many larger and newer apartments and makes up a big part of the current supply.
Brabrand and other suburbs give the most space for the money, but the figures rest on few listings. The same goes for Åbyhøj and Viby J, which are therefore not in the table.
Rents have risen since July
In Bolighub’s report from July 2026, the median apartment rent in Aarhus was DKK 8,950 for 59 m². In October it is DKK 10,245 for 62 m², and the price per square metre has risen from DKK 151 to DKK 161. The data does not explain why. One possible reason is the start of the academic year: if the cheapest small homes are let in August and September, the homes left on the market in the autumn are more expensive on average. Either way, it pays to start searching early if you are coming to study.
What drives the rent in Aarhus?
Distance to the centre and campus. Homes within walking or cycling distance of Aarhus University, VIA and the city centre cost the most per square metre.
New or old building. In buildings first used after 31 December 1991, rent can as a rule be agreed freely (Danish Rent Act, section 54). Older buildings follow stricter rules, and the local rent tribunal (huslejenævn) can review the rent if you think it is too high.
Features. A balcony, lift, dishwasher and washing machine push the rent up.
What the rent covers. Check whether on-account payments (aconto) for heating and water are included.
Budget for moving in
On top of the rent, a landlord can ask for a deposit of up to 3 months’ rent and up to 3 months of prepaid rent (Danish Rent Act, section 59). For a 2-room apartment at DKK 9,995, moving in can cost up to DKK 69,965 including the first month’s rent, if the landlord asks for the maximum. Students can look for student-friendly housing in Aarhus.
Tips for your search in Aarhus
- Start well before the semester. Many students look for housing over the summer.
- Create a search agent. A search agent notifies you about new homes that match your budget and area.
- Compare price per m². A cheap 1-room apartment can be expensive per square metre.
- Look outside Aarhus C. Aarhus N, Risskov and Brabrand can give you more home for the money.
- Avoid scams. Never pay a deposit before you have seen the home and signed a lease. Read our advice on searching for a rental safely.
