Apartment in a modern co-housing community

In 2 of the paired point blocks, there are single-level apartments of 63–88 sq. m. The homes feature an open-plan kitchen/dining/living area, a bathroom with a washer-dryer stack, and 1–2 rooms. The layouts vary. Some have access to a storage room/walk-in closet from the bedroom, while others have access to storage from the entrance area. The kitchens also differ. Each home has a private terrace or balcony. Some of the ground-floor apartments have a slightly elevated balcony instead of a terrace because of the slope of the site. The point blocks have elevators and offer great opportunities for socialising on the shared balconies on the first floor and above. A home’s area is typically stated as its total gross floor area (BBR), which includes walls and, in the point blocks, shared areas such as the staircase. The floor plans show the approximate square metres of the rooms. This is the so-called floor area—that is, the space available for furniture and furnishings. Two homes with the same floor area may have different gross floor areas. Please note that the measurements shown on the floor plans, from wall to wall, do not take built-in fittings such as cupboards, kitchen units, internal stairs, etc. into account. Each home has a kitchen, bathroom, etc., as in a regular rental home. When you move in, the following major appliances are provided: built-in induction hob, built-in oven with pyrolytic cleaning function, extractor hood, fridge-freezer, dishwasher, washing machine and tumble dryer. As a resident, you may make changes to your home, but you may not, for example, remove or build walls. You must apply for approval before making any changes, and the home must be restored to its original condition when you move out. There is underfloor heating throughout the home. If you need to put up a small wire fence around your terrace, for example to keep your dog in, this is possible. Please ask us for advice before putting one up. Awnings or other permanent roof coverings, aerials or satellite dishes may not be installed. Paving or planting may not be changed without the landlord’s approval. A fibre-optic connection is installed when you move in. You can choose which provider to use, and you are responsible for making the arrangements yourself. Smoking and any other form of smoking or nicotine use are not permitted in the homes, the communal house, the roof terrace or the orangery. The lease is open-ended. Rent increases are in accordance with the net price index. The development has been designed with green, car-free courtyards for relaxing, playing, exercising and socialising. The parking spaces are grouped in areas outside the green courtyards. If spaces are available, you can rent a parking space. Spaces are allocated on a first-come, first-served basis once the lease has been signed. Maximum 1 parking space per tenancy. The cost is DKK 210 per month (2026), charged together with the rent. It is also possible to park in the marked parking bays along the roads around the development. Some of the terraced houses have a parking space belonging to the home. If you have an electric car, there will be several charging stations in our parking areas. If you live in a terraced house with a parking space in front of the door, you can also have a charging socket installed for your home at your own expense. One pet is permitted per tenancy, provided it does not disturb the other residents. Pets include dogs, indoor cats, birds, rabbits, hamsters and guinea pigs. Please note that you must apply to the landlord for permission to keep a pet before moving in or acquiring one. Pets are not permitted in the communal house, guest rooms or orangery.
