Two-storey townhouse in a modern cohousing community

The ground floor comprises an entrance hall, an open-plan kitchen/dining/living area, and a bathroom with a washer-dryer stack. The first floor has a toilet and 4 rooms. There are sloping ceilings on the first floor. Each house has a front area, a storage shed and a terrace. See the individual floor plans for the layout. Parking is available in shared parking areas. A home's floor area is typically stated as its total gross area (BBR), which includes walls and, in point-block buildings, shared areas such as staircases. The floor plans show the approximate square metres of the rooms. This is the so-called floor area—that is, the space available for furniture and fittings. Two homes with the same floor area may have different gross areas. Please note that the wall-to-wall measurements shown on the floor plans do not account for fixtures such as wardrobes, kitchen units, internal stairs, etc. About the home Each home has a kitchen, bathroom, etc., as in a standard rental home. When you move in, the following appliances are provided: a built-in induction hob, a built-in oven with a pyrolytic cleaning function, an extractor hood, a fridge-freezer and dishwasher, a washing machine and a tumble dryer. There is underfloor heating throughout the home. As a resident, you may make alterations to your home, but you may not, for example, remove or build walls. You must apply for approval before starting any alterations, and the home must be restored to its original condition when you move out. Outdoor area All the townhouses have a terrace and a shed. If you need to put up a small wire fence, for example to keep your dog on your terrace, this is permitted. Please ask us for advice before putting one up. Awnings or other permanent roof coverings, aerials or satellite dishes may not be installed. Paving or planting may not be changed without the landlord's approval. As a resident, you are responsible for maintaining the paved area and any parking space associated with your home. Fibre A fibre-optic connection is installed when you move in. You choose which provider to use and arrange the practical details yourself. Smoking Tobacco smoking and any other form of smoking or nicotine use are not permitted in the homes, the communal building or the orangery. Rent increases are in accordance with the net price index. There is a 12-month commitment period. For initial lettings, there is a 12-month commitment period so that we can establish the community. Some of the townhouses have a parking space directly in front of the home, while others can park in shared parking areas or bays within the development. If you have an electric car, several charging stations are available in the shared parking areas. If you live in a townhouse with a parking space outside your door, you can also arrange to have a charging point installed for your home at your own expense. Guests visiting residents of the landlord's properties are directed to the parking spaces provided in the area. One pet is permitted per tenancy, provided it does not cause a nuisance to other residents. Pets include dogs, cats, birds, rabbits, hamsters and guinea pigs. Please note that you must apply to the landlord for permission to keep a pet before moving in or acquiring one. Pets are not permitted in the communal building, guest rooms or orangery.
