Townhouse on two levels in a modern cohousing community

The ground floor is laid out with an entrance hall, an open-plan kitchen/dining/living area and a bathroom. The first floor has 3 rooms, a landing and a storage room with a washer-dryer tower. The first floor has sloping ceilings. Each house has a forecourt, terrace and storage shed. See the individual floor plans for the layout. Parking is available in shared parking areas. A home’s area is typically stated as its total gross floor area (BBR), which includes walls and, in point-block buildings, shared areas such as stairwells. The floor plans show the approximate square metres of the rooms. This is the so-called floor area—that is, the space available for furniture and furnishings. Two homes with the same floor area may have different gross floor areas. Please note that the wall-to-wall measurements shown on the floor plans do not account for fitted items such as cupboards, kitchen units, internal stairs, etc. About the home Each home has a kitchen, bathroom, etc., as in a regular rental home. When you move in, the following major appliances are provided: built-in induction hob, built-in oven with pyrolytic cleaning function, extractor hood, fridge-freezer, dishwasher, washing machine and tumble dryer. There is underfloor heating throughout the home. As a resident, you may make changes to your home, but you may not, for example, remove or build walls. You must apply for approval before starting any changes, and the home must be restored to its original condition when you move out. Outdoor area All the townhouses have a terrace and storage shed. If you need to put up a small wire fence, for example to keep your dog on your terrace, this is permitted. Please ask us for advice before putting one up. Awnings or other permanently installed coverings, antennas or satellite dishes may not be installed. Paving or planting may not be changed without the landlord’s approval. As a resident, you are responsible for maintaining the paving and any parking space belonging to your home. Fibre A fibre connection is installed when you move in. You choose which provider to use and take care of the practical arrangements yourself. Smoking Smoking tobacco and any other form of smoking or nicotine use is not permitted in the homes, the common house or the orangery. Rent increases in accordance with the net price index. There is a 12-month lock-in period. For the initial letting, there is a 12-month lock-in period so that we can establish the community. Some of the townhouses have a parking space directly in front of the home, while others can park in the shared parking area/spaces within the development. If you have an electric car, there will be several charging stations in the shared parking areas. If you live in a townhouse with a parking space in front of the door, you can also have a charging socket installed for your home at your own expense. Guests visiting the landlord’s residents are directed to the parking spaces provided in the area. One pet is permitted per tenancy, provided it is not a nuisance to other residents. Pets include dogs, cats, birds, rabbits, hamsters and guinea pigs. Please note that you must apply to the landlord for permission to keep a pet before moving in or acquiring one.
