Single-storey townhouse in a modern cohousing community

The home comprises an entrance hall, open-plan kitchen/dining/living area, bedroom, children’s room/office and bathroom with a washer-dryer column. Each house has a forecourt, terrace and storage shed. Some of these townhouses have their own parking space next to the home. Parking is available in shared parking areas for the other homes. See the individual floor plans for the layouts. A home’s area is typically stated as its total gross floor area (BBR), which includes walls and, in the point blocks, shared areas such as stairwells. The floor plans show approximate square metres for the rooms. This measurement is the so-called floor area—that is, the space available for furniture and fittings. Two homes with the same floor area may have different gross floor areas. Please note that the wall-to-wall measurements shown on the floor plans do not account for fitted items such as cupboards, kitchen units, internal stairs, etc. About the home In each home, there is a kitchen, bathroom, etc., as in a regular rental property. When you move in, the following major appliances are provided: built-in induction hob, built-in oven with pyrolytic cleaning function, extractor hood, fridge-freezer and dishwasher, washing machine and tumble dryer. There is underfloor heating throughout the home. As a resident, you may make changes to your home, but not, for example, remove or build walls. You must apply for approval before carrying out any changes, and the home must be restored to its original condition when you move out. Outdoor area All the townhouses have a terrace and a storage shed. If you need to put up a small wire fence, for example to keep your dog on the terrace, this is permitted. Please ask us for advice before putting one up. Awnings or other permanently attached coverings, aerials or satellite dishes may not be installed. Paving or planting may not be changed without the landlord’s approval. As a resident, you are responsible for maintaining the paving and any parking space belonging to your home. Fibre When you move in, a fibre connection will be installed. You can choose which provider to use, and you are responsible for making the necessary arrangements. Smoking Tobacco smoking and any other form of smoking or nicotine consumption are not permitted in the homes, the communal house or the orangery. Rent increases are in accordance with the net price index. There is a 12-month lock-in period. For the initial letting, there is a 12-month lock-in period to allow us to establish the community. Some of the townhouses have a parking space directly in front of the home, while others can park in shared parking areas/spaces within the development. If you have an electric car, there will be several charging stations in the shared parking areas. If you live in a townhouse with a parking space outside the door, you can also have a charging socket installed for your home at your own expense. Guests visiting the landlord’s residents are asked to use the parking spaces provided in the area. One pet is permitted per tenancy, provided it does not cause a nuisance to the other residents. Pets include dogs, cats, birds, rabbits, hamsters and guinea pigs. Please note that you must apply to the landlord for permission to keep a pet before moving in or acquiring one. Pets are not permitted in the communal house, guest rooms or orangery. The home has 1 bathroom. Year of construction: 2025–2027.
