Single-storey townhouse in a modern cohousing community

The home comprises an entrance hall, an open-plan kitchen/dining/living area, a bedroom, a child’s bedroom/office and a bathroom with a washer-dryer column. Each home has a front courtyard, a terrace and a storage shed. Some of the townhouses of this type have a private parking space next to the home. Residents of the other homes can park in shared parking areas. See the individual floor plans for the layout. A home’s area is typically stated as its total gross floor area (BBR), which includes walls and, in the point blocks, shared areas such as stairwells. The floor plans show the approximate square metres of the rooms. This measurement is the so-called floor area—that is, the space available for furniture and furnishings. Two homes with the same floor area may have different gross floor areas. Please note that the wall-to-wall measurements shown on the floor plans do not account for fitted items such as cupboards, kitchen units, internal stairs, etc. About the home Each home has a kitchen, bathroom, etc., as in a standard rental home. When you move in, the following major appliances are provided: a built-in induction hob, a built-in oven with a pyrolytic cleaning function, an extractor hood, a fridge-freezer and a dishwasher, a washing machine and a tumble dryer. There is underfloor heating throughout the home. As a resident, you may make changes to your home, but you may not, for example, remove or build walls. You must apply for approval before starting any changes, and the home must be restored to its original condition when you move out. Outdoor area All the townhouses have a terrace and a storage shed. If you need to put up a small wire fence, for example to keep your dog on your terrace, this is permitted. Please ask us for advice before putting one up. Awnings or other permanent coverings, aerials or satellite dishes may not be installed. Paving or planting may not be altered without the landlord’s approval. As a resident, you are responsible for maintaining the paving and any parking space that belongs to your home. Fibre A fibre-optic connection is in place when you move in. You choose which provider to use and take care of the practical arrangements yourself. Smoking Smoking tobacco and any other form of smoking or nicotine use is not permitted in the homes, the common house or the orangery. Rent increases are in accordance with the net price index. There is a 12-month binding period. For the initial letting, there is a 12-month binding period so that we can establish the community. Some of the townhouses have a parking space directly in front of the home, while others can park in shared parking areas/spaces within the development. If you have an electric car, there will be several charging stations in the shared parking areas. If you live in a townhouse with a parking space outside the front door, you can also have a charging socket installed for your home at your own expense. Guests visiting the landlord’s residents are directed to the parking spaces provided in the area. One pet is permitted per tenancy, provided it is not a nuisance to other residents. Pets include dogs, cats, birds, rabbits, hamsters and guinea pigs. Please note that you must apply to the landlord for permission to keep a pet before moving in or acquiring one.
