Single-storey terraced house in a modern cohousing community

The home comprises an entrance hall, an open-plan kitchen/dining/living area, a bedroom, a children’s room/office and a bathroom with a washer-dryer tower. Each house has a front area, a storage shed and a terrace. See the individual floor plans for the layout. Parking is available in shared parking areas. A home’s area is typically stated as its total gross floor area (BBR), which includes walls and, in the tower blocks, shared areas such as staircases. The floor plans show the approximate square metres for the rooms. This is the so-called floor area—that is, the space available for furniture and fittings. Two homes with the same floor area may have different gross floor areas. Please note that the wall-to-wall measurements shown on the floor plans do not take into account fixtures such as cupboards, kitchen units, internal staircases, etc. About the homeIn each home, there is a kitchen, bathroom, etc., as in a standard rental home. When you move in, the following appliances are provided: built-in induction hob, built-in oven with pyrolytic cleaning, extractor hood, fridge-freezer and dishwasher, washing machine and tumble dryer. There is underfloor heating throughout the home.As a resident, you may make changes to your home, but you may not, for example, remove or build walls. You must apply for approval before starting work, and the home must be restored to its original condition when you move out. Outdoor areaAll the terraced houses have a terrace and a shed. If you need to put up a small wire fence, for example to keep your dog on your terrace, this is permitted. Please ask us for advice before putting one up. Awnings or other permanently attached coverings, antennas or satellite dishes may not be installed. Paving or planting may not be changed without the landlord’s approval. As a resident, you are responsible for maintaining the paving and any parking space belonging to your home. FibreA fibre-optic connection is installed when you move in. You choose which provider to use and take care of the arrangements yourself. SmokingSmoking tobacco and any other form of smoking or nicotine consumption is not permitted in the homes, the community house or the orangery. Rent increases in accordance with the net price index. Some of the terraced houses have a parking space directly in front of the home, while others can park in shared parking areas/spaces within the development. If you have an electric car, there will be several charging stations in the shared parking areas. If you live in a terraced house with a parking space outside your door, you can also have a charging outlet installed for your home at your own expense. Guests visiting the landlord’s residents are asked to use the parking spaces provided in the area. One pet is permitted per tenancy, provided it does not disturb the other residents. Pets include dogs, cats, birds, rabbits, hamsters and guinea pigs. Please note that you must apply to the landlord for permission to keep a pet before moving in or acquiring one.
