Apartment in a Terraced House in a Modern Cohousing Community

There are 10 two-storey terraced houses, each with one home on the ground floor with a terrace and one home on the first floor with a balcony. The homes are 72–80 sqm and have three rooms. They are laid out with an open-plan kitchen/dining/living area, utility room and bathroom. Each home comes with a storage shed. For homes on the first floor, the staircase is included in the BBR area. See the individual floor plan for the layout and private outdoor space. One pet weighing no more than 15 kg is permitted per tenancy, provided it does not disturb the other residents. Pets include dogs, cats, birds, rabbits, hamsters and guinea pigs. Please note that you must apply to the landlord for permission to keep a pet before moving in or acquiring a pet. Pets are not allowed in the common house, guest rooms or orangery. A home’s area is typically stated as its total gross area (BBR), which includes walls and, in the point blocks, shared areas such as staircases. The floor plans show the approximate square metres of the rooms. This measurement is the so-called floor area—that is, the space available for furniture and fittings. Two homes with the same floor area may have different gross areas. Please note that the wall-to-wall measurements shown on the floor plans do not account for fitted items such as cupboards, kitchen units, internal stairs, etc. Each home has a kitchen, bathroom, etc., as in a standard rental home. The following appliances are provided when you move in: built-in induction hob, built-in oven with pyrolytic cleaning function, extractor hood, fridge-freezer and dishwasher, washing machine and tumble dryer. As a resident, you may make alterations to your home, but you may not, for example, remove or build walls. You must apply for approval before starting any alterations, and the home must be reinstated when you move out. At Kærulven, the two-storey terraced houses have underfloor heating on the ground floor and radiators on the first floor. If you need to put up a small wire fence around your terrace, for example to keep your dog in, this is permitted. Please ask us for advice before installing it. Awnings or other permanently fixed coverings, aerials or satellite dishes may not be installed. Paving or planting may not be changed without the landlord’s approval. A fibre connection has been installed in the home before you move in. You can choose which provider to use and are responsible for making the arrangements yourself. Smoking tobacco and any other form of smoking or nicotine use is not permitted in the homes, common house, roof terrace or orangery. Rent increases in accordance with the net price index. For households with an address at Kærulven, the following applies: Each home has its own main meter. As a resident, you pay the electricity, heating and water suppliers directly. It is not possible to join the Energy Community at Solvognen. The development prioritises green, car-free courtyards for relaxing, playing, exercising and spending time together. Parking spaces are grouped in areas outside the green courtyards, a short distance from the homes. It is not possible to have a designated parking space. There is one parking space per home, as well as a number of visitor parking spaces. If you have an electric car, there will be several charging stations in our parking areas.
