Multigenerational Home in a Modern Co-housing Community

The homes on the 1st and 2nd floors of the multigenerational houses are apartments of 127–135 m². On the 1st floor, there is an open-plan kitchen/dining/living area with access to a balcony, a bathroom with a washing machine and tumble dryer, and 1 room. On the 2nd floor, there is a landing with access to a roof terrace, another bathroom, and 2 rooms. Each home has a terrace and a front area with paving and a storage shed. Parking is available in the communal areas. A home's area is typically stated as its total gross floor area (BBR), which includes walls and, in the apartment buildings, shared areas such as staircases. The floor plans show the approximate square metres of the rooms. This measurement is the so-called floor area—that is, the space available for furniture and fixtures. Two homes with the same floor area may have different gross floor areas. Please note that the wall-to-wall measurements shown on the floor plan do not account for built-in fixtures such as cupboards, kitchen units, internal staircases, etc. Each home has a kitchen, bathroom, etc., as in a typical rental home. When you move in, the following appliances are provided: built-in induction hob, built-in oven with pyrolytic cleaning, extractor hood, fridge-freezer, dishwasher, washing machine and tumble dryer. As a resident, you may make changes to your home, but you may not, for example, remove or build walls. You must apply for approval before starting any changes, and the home must be restored to its original condition when you move out. There is underfloor heating throughout the home. If you would like to put up a small wire fence around your terrace, for example to keep your dog in, this is possible. Please ask us for advice before putting it up. Awnings or other permanently installed coverings, aerials or satellite dishes may not be installed. Paving or planting may not be changed without the landlord's approval. A fibre-optic connection will be installed when you move in. You choose which provider to use and take care of the practical arrangements yourself. Smoking tobacco and any other form of smoking or nicotine use is not permitted in the homes, the communal house, the roof terrace or the orangery. The rental period is unlimited. Rent increases in accordance with the net price index. There is a 12-month commitment period. The utility accounts are prepared at the beginning of each new calendar year. Green electricity is purchased collectively and charged with the rent payment the following month. The development prioritises green, car-free courtyards for spending time, relaxing, playing, exercising and socialising. Some of the terraced houses have a parking space assigned to the home. The remaining parking spaces are grouped in areas outside the green courtyards. One parking space is provided per home, along with a number of visitor spaces. The spaces are not numbered. If you have an electric car, there will be several charging stations in the shared parking areas. If you live in a terraced house with a parking space in front of the door, you can also have a charging outlet installed for your home at your own expense. One pet weighing no more than 15 kg is permitted per tenancy, provided it does not disturb the other residents. Pets include dogs, indoor cats, birds, rabbits, hamsters and guinea pigs. Please note that you must apply to the landlord for permission to keep a pet before moving in or acquiring one. Pets are not permitted in the community house, guest rooms or orangery.
