Each balcony house has 65 m² homes in the middle of the building, with an open-plan kitchen/dining/living area, storage room, bathroom with a washer-dryer column, and bedroom. Each home has its own private terrace or balcony, and on the 1st and 2nd floors residents have access to a shared outdoor area on the access gallery. The balcony houses offer ideal opportunities for bringing together, among others, different generations, blended families, and families or family-like groups in the same building. However, this is not a requirement. The balcony houses have elevators, and parking is available in the shared areas. A home’s area is typically stated as its total gross floor area (BBR), which includes walls and, in the point-block buildings, shared areas such as stairwells. The floor plans show the approximate square metres of the rooms. This measurement is the so-called floor area—that is, the space available for furniture and furnishings. Two homes with the same floor area may have different gross floor areas. Please note that the wall-to-wall measurements shown on the floor plans do not account for fitted fixtures such as cupboards, kitchen units, internal staircases, etc. Each home has a kitchen, bathroom, etc., as in a standard rental home. When you move in, the following appliances are provided: built-in induction hob, built-in oven with pyrolytic cleaning function, extractor hood, fridge-freezer, dishwasher, washing machine, and tumble dryer. As a resident, you may make changes to your home, but you may not, for example, remove or build walls. You must apply for approval before starting any changes, and the home must be restored to its original condition when you move out. There is underfloor heating throughout the home. If you need to put up a small wire fence around your terrace, for example to keep your dog in, this is possible. Please ask us for advice before putting one up. Awnings or other permanently attached covers, aerials, or satellite dishes may not be installed. Paving or planting may not be changed without the landlord’s approval. A fibre-optic connection will be installed when you move in. You can choose which provider to use, and you are responsible for making the arrangements yourself. Smoking and any other form of smoking or nicotine use are not permitted in the homes, the community house, the roof terrace, or the orangery. The rental period is unlimited. Rent increases in accordance with the net price index. There is a 12-month minimum rental period. The utility accounts are prepared at the beginning of each new calendar year. Green electricity is purchased collectively and charged with the rent in the following month. The development has been designed with green, car-free courtyards for socialising, relaxing, playing, exercise, and spending time together. Some of the terraced houses have a parking space assigned to the home. The other parking spaces are grouped in areas outside the green courtyards. One parking space is provided per home, along with a number of guest spaces. The spaces are not numbered. If you have an electric car, there will be several charging stations in the shared parking areas. If you live in a terraced house with a parking space outside the front door, you can also have a charging socket installed for your home at your own expense. One pet weighing no more than 15 kg is permitted per tenancy, provided it does not disturb the other residents. Pets include dogs, indoor cats, birds, rabbits, hamsters, and guinea pigs. Please note that you must apply to the landlord for a pet permit before moving in or acquiring a pet. Pets are not allowed in the community house, guest rooms, or orangery. The home has 1 bathroom.
