Two-storey townhouse in a modern cohousing community

32 two-storey townhouses with ground-floor terraces are being built. The ground floor has an open-plan kitchen/dining/living area and a bathroom with a washer-dryer tower. Upstairs, there is another bathroom and four rooms. The spacious homes are approximately 110 sq. m. Each house also has a storage shed and a parking space. A home’s area is generally stated as its total gross floor area (BBR), which includes walls and, in point blocks, shared areas such as stairwells. The floor plans show the approximate square metres of the rooms. These measurements refer to the floor area—that is, the space available for furniture and other furnishings. Two homes with the same floor area may have different gross floor areas. Please note that the wall-to-wall measurements shown on the floor plans do not account for fitted items such as cupboards, kitchen units, internal staircases, etc. Each home has a kitchen, bathroom, etc., as in a standard rental property. When you move in, the following appliances are provided: a built-in induction hob, a built-in oven with a pyrolytic cleaning function, an extractor hood, a fridge-freezer and a dishwasher, as well as a washing machine and tumble dryer. As a resident, you may make changes to your home, but you may not, for example, remove or build walls. You must apply for approval before making any changes, and the home must be restored to its original condition when you move out. There is underfloor heating throughout the home. If you need to put up a small wire fence around your terrace, for example to keep your dog in, this is possible. Please ask us for advice before installing it. Awnings or other permanently attached coverings, aerials and satellite dishes may not be installed. Paving or planting may not be changed without the landlord’s approval. A fibre-optic connection will be in place when you move in. You can choose which provider to use and are responsible for making the necessary arrangements yourself. Smoking tobacco and any other form of smoking or nicotine consumption is not permitted in the homes, the common house, the roof terrace or the conservatory. The rental period is unlimited. Rent increases in accordance with the net price index. Most of the townhouses have a parking space directly in front of the home. Some townhouse residents, as well as residents of the apartments in the point blocks, can park close to their home in a shared area. Parking enforcement was introduced on the site in 2025. As a resident, you can be allocated one or two parking permits. You may park in the bays for up to one hour without a permit, provided you set your parking disc correctly. The spaces are not numbered. There will be several charging stations in the shared parking areas for electric cars. If you live in a townhouse with a parking space in front of the door, you can also have a charging outlet installed for your home at your own expense. One pet weighing no more than 15 kg is permitted per tenancy, provided it does not inconvenience other residents. Permitted pets include dogs, cats, birds, rabbits, hamsters and guinea pigs. Please note that you must apply to the landlord for permission to keep a pet before moving in or acquiring one. Pets are not allowed in the common house, guest rooms or conservatory.
