Townhouse in a Modern Co-housing Community

The homes have an open-plan kitchen/dining/living area and 2 bathrooms. The ground-floor bathroom has a laundry tower with a washing machine and tumble dryer. Beneath the stairs to the first floor is a storage room with a low ceiling, perfect for storing items such as a vacuum cleaner. The other rooms and the second bathroom are located on the first floor. Each house has a terrace and a paved front area, as well as a storage shed. Parking is available in the communal areas. A home’s area is generally stated as its total gross floor area (BBR), which includes walls and, in point blocks, shared areas such as stairwells. The floor plans show the approximate square metre measurements of the rooms. These measurements refer to the floor area—that is, the space available for furniture and fixtures. Two homes with the same floor area may have different gross floor areas. Please note that the wall-to-wall measurements shown on the floor plans do not account for installed fixtures such as cupboards, kitchen units, internal stairs, etc. Each home has a kitchen, bathroom, etc., as in a standard rental home. When you move in, the following white goods will be provided: built-in induction hob, built-in oven with pyrolytic cleaning, cooker hood, fridge-freezer and dishwasher, washing machine and tumble dryer. As a resident, you may make changes to your home, but you may not, for example, remove or build walls. You must apply for permission before starting any alterations, and the home must be restored to its original condition when you move out. There is underfloor heating throughout the home. If you would like to put up a small wire fence around your terrace, for example to keep your dog in, this is possible. Please ask us for advice before putting it up. Awnings or other permanently fixed covers, aerials or satellite dishes may not be installed. The paving or planting may not be altered without the landlord’s approval. A fibre-optic connection will be installed when you move in. You can choose which provider to use and are responsible for making the necessary arrangements. Smoking tobacco and any other form of smoking or nicotine use is not permitted in the homes, the communal house, the roof terrace or the orangery. The rental period is unlimited. Rent increases are based on the net price index. There is a 12-month minimum rental period. The utility accounts are prepared at the beginning of each new calendar year. Green electricity is purchased collectively and charged with the rent payment in the following month. The development has been designed with green, car-free courtyards for relaxing, socialising, playing, exercising and spending time together. Some of the townhouses have a parking space belonging to the home. The other parking spaces are grouped in areas outside the green courtyards. There will be one parking space per home, plus a number of visitor spaces. The spaces are not numbered. If you have an electric car, several charging stations will be available in the shared parking areas. If you live in a townhouse with a parking space outside the front door, you can also arrange to have a charging outlet installed for your home at your own expense. One pet weighing no more than 15 kg is permitted per tenancy, provided it does not disturb the other residents. Pets include dogs, indoor cats, birds, rabbits, hamsters and guinea pigs. Please note that you must apply to the landlord for a pet permit before moving in or acquiring a pet. Pets are not allowed in the communal house, guest rooms or orangery. The home has 2 bathrooms.
