Apartment in a Modern Cohousing Community

The six 3–4-storey point blocks contain a total of 80 homes measuring 81 and 83 sq. m (3-room) and 97 sq. m (4-room), respectively. Each home has a laundry tower with a washing machine and tumble dryer in the bathroom. There is a terrace on the ground floor and a balcony on the other floors. The point blocks also have lifts. One parking space per home has been established in a shared area close to the building. The ground-floor apartments have a storage shed. On the other floors, each apartment has a storage room in the stairwell on its floor. A home’s area is typically stated as its total gross floor area (BBR), which includes walls and, in the point blocks, shared areas such as stairwells. The floor plans show approximate square metres for the rooms. This measurement is the so-called floor area—that is, the space available for furniture and fittings. Two homes with the same floor area may have different gross floor areas. Please note that the wall-to-wall measurements shown on the floor plan do not account for fitted items such as cupboards, kitchen units, internal stairs, etc. Each home has a kitchen, bathroom, etc., as in a standard rental home. When you move in, the following white goods are provided: a built-in induction cooktop, a built-in oven with a pyrolytic cleaning function, an extractor hood, a fridge-freezer, a dishwasher, a washing machine and a tumble dryer. There is underfloor heating throughout the home. As a resident, you may make changes to your home, but you may not, for example, remove or build walls. You must apply for approval before starting any changes, and the home must be restored to its original condition when you move out. The terraced houses and ground-floor apartments all have a terrace and a storage shed. If you need to put up a small wire fence, for example to keep your dog on your terrace, this is permitted. Please ask us for advice before putting one up. Awnings or other permanently fixed coverings, aerials or satellite dishes may not be installed. No changes may be made to paving or planting without the landlord’s approval. A fibre-optic connection is in place when you move in. You choose which provider to use and take care of the practical arrangements yourself. Smoking tobacco and any other form of smoking or nicotine use are not permitted in the homes, the communal house or the orangery. The rental period is unlimited. Rent increases are in accordance with the net price index. For the initial letting, there is a 12-month commitment period so that we can establish the community. Some of the terraced houses have a parking space directly in front of the home, while others can park in shared parking areas or bays within the development. If you have an electric car, there will be several charging stations in the shared parking areas. If you live in a terraced house with a parking space outside the front door, you can also arrange to have a charging socket installed for your home at your own expense. Visitors to the landlord’s residents are directed to the parking spaces provided in the area. One pet weighing no more than 15 kg is permitted per tenancy, provided it does not disturb the other residents. Pets include dogs, cats, birds, rabbits, hamsters and guinea pigs. Please note that you must apply to the landlord for permission to keep a pet before moving in or acquiring one. Pets are not allowed in the communal house, guest rooms or orangery. The home has 1 bathroom. Year of construction: 2022.
