Each balcony building has homes ranging from 64 to 106 sq. m. The layouts vary. Many of the homes have an open-plan kitchen/dining/living area, while others have a separate kitchen/dining area and living room. The bathroom has a washer-dryer column, and the apartments also have 1–3 rooms. Some have access to a walk-in closet/storage room from the bedroom, while others have access to a storage room from the entrance area. Each home has a private balcony, and on the 1st and 2nd floors there is access to a shared outdoor area along the access gallery. The ground-floor apartments have a terrace. The balcony buildings offer ideal opportunities for bringing together, among others, different generations, blended families and family or family-like groups in the same building. The balcony buildings also have elevators. Some of the 4-room apartments in the balcony buildings will primarily be let to families with children. A home’s area is typically stated as its total gross floor area (BBR), which includes walls and, in the point blocks, shared areas such as stairwells. The floor plans show the approximate square metres of the rooms. This measurement is the so-called floor area—that is, the space available for furniture and fittings. Two homes with the same floor area may have different gross floor areas. Please note that the measurements shown on the floor plan from wall to wall do not account for fitted items such as cupboards, kitchen units, internal stairs, etc. Each home has a kitchen, bathroom, etc., as in a standard rental home. When you move in, the following white goods are provided: built-in induction hob, built-in oven with pyrolytic cleaning function, extractor hood, fridge-freezer, dishwasher, washing machine and tumble dryer. As a resident, you may make alterations to your home, but you may not, for example, remove or build walls. You must apply for approval for alterations before starting work, and the home must be restored to its original condition when you move out. There is underfloor heating throughout the home. If you need to put up a small wire fence around your terrace, for example to keep your dog in, this is permitted. Please ask us for advice before putting one up. Awnings or other permanently installed coverings, aerials or satellite dishes may not be installed. Paving or planting may not be changed without the landlord’s approval. When you move in, a fibre-optic connection will be installed. You choose which provider to use and take care of the practical arrangements yourself. Smoking and any other form of smoking or nicotine use are not permitted in the homes, the communal house, the roof terrace or the orangery. The rental period is unlimited. Rent increases are in accordance with the net price index. Emphasis has been placed on green, car-free courtyards for relaxing, playing, exercising and socialising. Some of the terraced houses have a parking space belonging to the home. The remaining parking spaces are grouped in areas outside the green courtyards. One parking space per home will be provided, along with a number of guest spaces. The spaces are not numbered. If you have an electric car, there will be several charging stations in the shared parking areas. If you live in a terraced house with a parking space in front of the door, you can also have a charging outlet installed for your home at your own expense. One pet weighing no more than 15 kg is permitted per tenancy, provided it does not inconvenience other residents. Pets include dogs, indoor cats, birds, rabbits, hamsters and guinea pigs. Please note that you must apply to the landlord for permission to keep a pet before moving in or acquiring one. Pets are not allowed in the communal house, guest rooms or orangery.
